Uncertain Mortgage Rates Create Challenges for Lenders but Opportunities for Buyers

The typically busy spring season for the U.S. housing market was disappointing, and the summer is showing few signs of a strong rebound.

Housing-services companies such as Zillow Group and Rocket have reported weak mortgage activity, with Rocket's CEO describing the spring as one of the toughest housing markets in years, Shaina Mishkin reported for Barron's Daily.
Zillow has revised its outlook for the mortgage market and now expects mortgage activity to decline in the low-to-mid-single digits. The company previously expected the market to remain roughly flat.
The remainder of 2026 is expected to remain challenging for mortgage originators. Mortgage rates have remained elevated, with 30-year fixed rates around the mid-6% range. Zillow listed a 6.75% rate for a 30-year fixed mortgage in late July.
For homebuyers, however, a slower market could provide some advantages.
Higher and more volatile mortgage rates have reduced competition in some markets and contributed to slower home-price growth. Buyers who can afford current borrowing costs may find more negotiating room as sellers face a less competitive market.
